1. Introduction

These Terms & Conditions govern the use of the services offered by BLUE EDEN srl, trading under the brand INTENSE, located at Grand Rue 102, 7170 Manage, Belgium. By booking and using our services, you agree to comply with these Terms.

If you do not agree to any part of these Terms, you must not proceed with a booking or use our services.

3. Booking, Payment & Deposit

A. Booking Requirements

  • The booking is confirmed only after full payment is received.

  • The customer must declare the exact number of guests present. Any additional guests must be approved in advance.

  • Customers must provide a valid identity document (ID or passport) upon arrival.

B. Deposit & Security Guarantee

  • A €200 security deposit is required (by credit card or cash). This deposit will be refunded within 48 hours after departure, provided no damage, excessive dirtiness, or breach of contract is observed.

  • Any unpaid balances or damages will be deducted from this deposit.

4. Rules & Guest Responsibilities

A. General Conduct

  • Guests must respect other visitors, neighbors, and staff at all times.

  • No loud music or noise after 11:00 PM.

  • No unauthorized parties or events without prior approval.

B. Property Use & Cleanliness

  • Guests must leave the premises in a clean condition. A cleaning surcharge of €100 minimum will apply if the space is left in an unacceptable state.

  • No food or drinks are allowed in jacuzzis, pools, or saunas.

  • Smoking is strictly prohibited indoors.

  • Any violation will result in a €250 penalty for deep cleaning.

C. Safety & Security

  • The alarm system is activated during the night for guest security. Leaving the premises during curfew hours without prior authorization will trigger the security system.

  • Guests must comply with all safety instructions provided upon arrival.

D. Damage, Theft & Liability

  • Guests are fully responsible for any damage, theft, or loss during their stay.

  • Any damage to the property (including furniture, decorations, appliances, or installations) will be charged at full replacement value.

  • INTENSE is not responsible for loss or theft of personal belongings. Guests should use safes provided in suites where available.

5. Insurance Requirement

  • Guests must have valid personal liability insurance (RC familiale).

  • INTENSE reserves the right to request proof of insurance if necessary.

6. Refund & Cancellation Policy

  • No refunds for cancellations for nights bookings within 30 days before check-in.

  • If the customer does not arrive within 2 hours after check-in time, the reservation is automatically canceled with no refund.

  • In case of force majeure (e.g., fire, government restrictions), INTENSE reserves the right to cancel and issue a credit for a later date.

7. Legal Jurisdiction & Dispute Resolution

  • These Terms are governed by Belgian law.

  • Any dispute must first be resolved amicably. If no agreement is reached, the case will be handled by the competent courts of Hainaut, Belgium.
